The Government is seeking a fully-serviced lease up to five (5) years with termination rights for approximately 1,700 Gross Square Feet and a minimum of 1,000 Net Square Feet of space within the Delineated Area set forth below.

1. Minimum requirements include:

  1. 24-hour unrestricted access to Leased space;
  2. Availability of all communications infrastructure for to include DSL, T1 or a satellite dish;

The U.S. Government currently occupies office and related space in a building under lease that will be expiring, and they are considering to renew office lease if economically advantageous. In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government’s desire is for a full service lease for approximately 3000 rentable square feet of office space, 2000 square feet of storage space for an U.S. Army Corps of Engineers Area Office, for a term not to exceed five (5) years with Government termination rights and located within a defined delineated area: Near or within a 15 mile radius of Wynne, Arkansas. Non-exclusive on-site parking for thirteen (8) government vehicles must be provided for on a 24 hours 7 days a week basis.
